Always be honest with your agent about any defects, upgrades, or quirks on your property. You’ll be asked to complete a mandatory disclosure form—this protects you and gives the buyer peace of mind.

When your buyer takes early occupation (i.e., moves in before transfer), make sure your sale agreement includes:

·       Occupational rent arrangements

·       Who’s liable for water and electricity

Be clear from the start about what’s included in the sale (curtains, appliances, chandeliers, etc.). Don’t rush to sign an offer, make sure you understand all the terms, not just the price. If I’m doing your transfer, I’m happy to review the offer before you sign, at no cost.

Capital Gains Tax - Chat to your accountant to understand any CGT liability.

HOA Resale Levy - 1% of the purchase price plus VAT is payable to the HOA.

Early Bond Cancellation - If you have a bond, give your bank 90 days’ notice to avoid extra penalty interest.

One of the biggest hold-ups in transfers is getting the HOA clearance certificate. This isn’t just about settling your levy account - your approved building and landscape plans also need to match what’s on your property. That means if you’ve added a pool, an extra room, or a jungle gym without updating your plans, you may need to get things regularised or removed.

It’s your right as the seller to choose the transferring attorney, not the agent or the buyer. And you should, because the seller carries more risk.
